Two rooms are available for rent for female international undergraduate or master's students. Located in an excellent area of Madrid, just 2 minutes from the Madrid Río green space along the banks of the Manzanares River. It is a fantastic setting featuring extensive areas dedicated to leisure, sports, and culture (music concerts, theater, dance, design, performing arts, a film center, workshops, etc.). Situated just 1 minute from the Plaza Río 2 shopping center—which offers numerous shops, a wide variety of restaurants, and a panoramic viewpoint—and facing the Manzanares River, the Matadero Cultural Center, the Casa del Reloj, and the Palacio de Cristal Greenhouse. The neighborhood offers various nearby supermarkets (Alcampo, Mercadona, MaxiDía, LIDL, Ahorramas) as well as local butcher shops, fishmongers, delis, bakeries, and greengrocers. The apartment is shared with the landlady (a 47-year-old woman who does not work outside the home) and her pet, a small female dog. and, where applicable, one additional person during the period that ROOM 1 is rented out (i.e., the landlady plus a maximum of 2 tenants). It is not possible to register as a resident at the property. Heating is by natural gas, as is the stove. HOUSE RULES: Tenants are required to: a) use the room exclusively as their personal residence and may not assign, sublet, or allow third parties to occupy it—even partially—without the landlady's express consent; b) keep the room and the furnishings provided to them in perfect condition, carrying out minor repairs resulting from ordinary use at their own expense and promptly notifying the landlord of any breakdowns or damage requiring the landlord's intervention; c) refrain from making disturbing noise, especially at night, and from any activity that disrupts the peace of other household members or neighbors; d) not carry out construction work or modifications to the room or common areas without the landlady's prior written authorization; e) grant the landlady access to the room, upon reasonable advance notice, to carry out inspections, repairs, and necessary work. PROHIBITIONS: 1. receiving visitors, except with the landlady's prior express written consent; 2. playing loud music anywhere in the house; 3. using candles anywhere in the house; 4. using space heaters or air conditioning units (cooling or heating) without the landlady's prior express written consent; 5. using or enjoying other people's belongings (kitchen utensils, cleaning supplies, toiletries, and other objects belonging to other residents) without the express consent of the item's owner; 6. leaving or piling up plates, glasses, cutlery, frying pans, saucepans, etc.—whether clean or dirty—in areas of the kitchen not designated or suitable for them, or in the room or common areas; 7. using the oven, except on exceptional occasions and with the landlady's express consent; 8. using the washing machine; 9. the landlady agrees, if required, to wash the bed linen and towels she provided for the tenant's use once a week; 10. being naked or dressed indecently in common areas; 11. except on rare occasions and with the landlady's prior consent, smoking is expressly prohibited in the house's rooms, including the bedroom; the kitchen is the only exception where smoking is permitted; 12. entering other housemates' rooms—whether occupied or not—without their prior express consent; 13. cleaning appliances (microwave, stovetop, etc.) after use and leaving the kitchen (cabinets, extractor hood, countertops, floor, etc.) in the same condition as found prior to use; the same applies to the dining room, living room, and other common areas, thereby ensuring proper functioning, order, and harmony among housemates; 14. correctly recycling all waste, avoiding trash accumulation, and acting responsibly to prevent avoidable, unpleasant odors—both in the bedroom and in communal areas—to ensure a harmonious living environment; 15. in the event of loss or theft of house keys, the tenant responsible for the loss or theft must bear the cost of a new lock with identical or similar specifications; 16. adhering to established cleaning schedules for common areas (including the kitchen, bathroom, and living room, as well as taking out the trash) to maintain order, respect, and harmony in the house; 17. use of the property's attic, provided that the regulations set by the Homeowners' Association are met; 18. the tenant occupying the room is responsible for keeping it clean; 19. bringing animals or pets into the home or the room; 20. occupying common spaces with, or leaving personal items or belongings in, such areas; 21. the consumption of drugs or narcotics, whether in the room or in common areas; 22. consuming food on the bed or on the armchairs in the lounge.
